Newer Homes, Aging Builder Furnaces
Herriman went from about 1,500 people in 2000 to more than 55,000 by 2020. Almost every home here went up in the last 25 years, starting with subdivisions like Rose Creek Estates in the late 90s and the big Rosecrest builds that followed.
That means most Herriman furnaces are high-efficiency units with PVC venting, condensate drains, and control boards. The first-wave furnaces are now 20 years old or more, which is right when blower motors, inducers, and boards start to go.
Herriman sits around 5,000 feet, higher than most of the valley floor. A furnace that's limping along in November usually quits on the coldest night in January.
We come out from our shop in Sandy, about 20 minutes away, and can often get there the same day.
What We Fix on Herriman Furnaces
High-efficiency furnaces break in different ways than the old ones. These are the repairs we do most here.
Condensate pump quit
In finished basements, the furnace water often goes to a small pump. When the pump fails, water backs up and the furnace shuts off. Sometimes it floods the floor too.
Variable speed blower failing
Lots of newer furnaces have an ECM blower motor. When its control module goes, the blower won't run even though the furnace lights.
Pressure switch faults
A flashing code for the pressure switch can mean a blocked vent, a plugged drain, a cracked hose, or a bad switch. We test each one instead of guessing.
Smart thermostat mismatch
Two stage and variable speed furnaces need to be wired and set up right. A thermostat set up wrong can short cycle the furnace or leave it on low all day.
Thick media filters left too long
A lot of Herriman homes have 4 or 5 inch filters. They last longer, but not forever. A plugged one chokes airflow and trips the high limit.
First-wave Herriman furnaces
Homes from the late 90s and early 2000s are on original furnaces that are now 20 plus years old. We give the heat exchanger and inducer a hard look.
Read the Code First
Most high-efficiency furnaces blink a code through a little window in the door. Snap a picture of it before you call, along with these checks.
- Count the blinks on the board light, or take a short video of it
- Thermostat is on Heat and asking for more than the room temperature
- No water around the furnace or the condensate pump
- The white PVC pipes outside aren't blocked by snow, leaves, or bushes
- Thick media filter isn't gray and packed
- Smell gas? Get everyone out first and call Enbridge Gas or 911 from outside

Herriman Furnace Repair FAQs
What does furnace repair cost in Herriman?
A weekday diagnostic is $39 and goes toward the repair. Small parts like a flame sensor or igniter run $105 to $450. Bigger parts like a blower motor or control board run $350 to $1,900, depending on the furnace. You see the price in writing before we start.
My furnace is blinking a code. What does it mean?
Each brand uses its own codes, usually listed on a sticker inside the door. A code tells us where to start looking, not always what's broken. Send us a picture when you book and we'll come ready.
Water is coming out of my furnace. Is that bad?
On a high-efficiency furnace it usually means the condensate drain, trap, or pump is plugged or failed. Turn the furnace off, wipe up the water, and give us a call before it reaches the control board.
Is my Herriman furnace still under warranty?
If it was registered, many furnaces have a 10 year parts warranty. A lot of Herriman homes were built in the last 10 to 15 years, so plenty are still covered. We check the serial number before we quote a part.
How fast can you get to Herriman?
Our shop is in Sandy, about 20 minutes away, so same day is often possible. Nights and weekends are a $99 dispatch fee.
