Old Homes, Tight Closets
Midvale became a city in 1909, and about half its homes were built before the mid 70s. A lot of those furnaces are on their second or third replacement, sitting in small basements or hallway closets.
Newer Midvale is townhomes and condos around Bingham Junction and Fort Union. There, the furnace is often squeezed into a closet right next to the water heater. Tight spaces are fine, but the furnace still needs room to breathe, and that's where a lot of problems start.
We're right next door in Sandy, so Midvale is one of our quickest drives.
Furnace Calls We Run in Midvale
Tight closets and older homes cause most of the furnace problems we see in Midvale.
Closet with no air coming in
A furnace in a closet needs a louvered door or vents to pull in combustion air. Swap that door for a solid one and the furnace can run rough, roll out, or shut down.
Furnace and water heater sharing a flue
In a lot of closets, both share one vent pipe. If it's sized or sloped wrong, exhaust can spill back into the house. We check it on every closet install.
Return air that can't keep up
Small hallway returns in older homes and condos starve the furnace for air. It runs hot, trips the limit switch, and shuts off.
Noisy furnace by the bedrooms
In a condo, the furnace closet is often next to a bedroom. Rattles, hums, and booming starts are usually a part wearing out, not just an annoyance.
Third generation furnaces
Older Midvale homes have had furnaces swapped in over 50 years. Sometimes the gas line, venting, or wiring from earlier jobs is the real problem.
Short cycling
On and off every few minutes is usually a flame sensor, a dirty filter, or a furnace that's too big for a small condo.
Check the Closet
If your furnace is in a closet, the fix might be right there. Look at these before you call.
- The closet door has vents or louvers, and nothing is stacked against them
- Nothing is stored in the closet within a few feet of the furnace
- The filter isn't clogged. Closet furnaces often have it in a slot on the side.
- Thermostat is on Heat and set above the room temperature
- The breaker and furnace switch are on
- Smell gas? Leave right away, don't touch any switches, and call Enbridge Gas or 911 outside
That's our fee to come out and find the problem, Monday through Friday, 9am to 5pm. Go ahead with the repair and we put the $39 toward it.
Nights, weekends, and holidays: $99.

Midvale Furnace Repair FAQs
How much is furnace repair in Midvale?
It's $39 on a weekday for us to come out and diagnose it, and that goes toward the repair. Most common repairs run $105 to $475. An inducer motor runs $950 to $1,250. You get the price in writing before we start.
My furnace is in a closet in my condo. Can you work on it?
Yes. We work in tight closets all the time, including ones shared with the water heater. If your HOA has rules about contractors, let us know and we'll follow them.
Why does my furnace work better with the closet door open?
That usually means it isn't getting enough air, either combustion air for the burners or return air for the blower. Leaving the door open isn't a real fix. We'll find out which one it is and fix it the right way.
My house is from the 60s. Is the furnace worth fixing?
The house's age doesn't matter as much as the furnace's. If the furnace is under about 15 years old and it's one part, fixing it usually makes sense. If it's older, we'll give you both prices.
How fast can you get to Midvale?
We're right next door in Sandy, so it's one of our quickest drives. Same day is often possible. Nights and weekends are a $99 dispatch fee.
