Why Homeowners Go Tankless
A tankless water heater only heats water when you turn on a tap. No 50 gallon tank sitting there burning gas all day.
Hot water that keeps up
Back to back showers, the dishwasher, and the washer at the same time. A properly sized unit doesn't run out.
Lasts a lot longer
A tank in the valley usually gets 8 to 12 years. A tankless that gets flushed every year can go 20.
Frees up space
It hangs on the wall. You get back the floor space a tank was taking up in the utility room.
Lower gas use
No standby heat loss. You only pay to heat the water you actually use.
Hot water at the tap faster
Add built-in recirculation and you stop waiting at the far bathroom for the water to warm up.
Set up for Utah water
Our hard water is rough on tankless units. We add service valves and can add a filter so it's easy to keep clean.
Signs Your Tankless Needs Service
Most tankless problems in the valley come back to scale buildup. Catch them early and they're usually an easy fix.
Error code on the display
Ignition, flow, and overheating codes are the common ones. Most point to a specific part or scale.
Water goes hot then cold
Often scale on the heat exchanger or a flow sensor that's starting to fail.
No hot water at all
Could be gas, venting, a failed igniter, or the unit locking itself out for safety.
Weak flow or lower temp
Clogged inlet screen or a scaled up heat exchanger. A flush usually brings it back.
Dripping or leaking
A relief valve, fitting, or condensate line. If it's the heat exchanger, that's a bigger conversation.
Never been flushed
If it's been more than a year or two with valley water, there's scale in there. It's worth a flush before it causes a repair.
Tankless Water Heater Repair
A lot of tankless problems are one part or a heat exchanger that needs to be descaled. If it's worth fixing, we'll tell you. If it's not, we'll tell you that too.
We work on Navien, Noritz, Rinnai, and most other major brands. We read the codes, test it, show you what failed, and give you the price before we touch anything. Common repairs:
- Descaling and flushing a scaled up heat exchanger
- Inlet water filter and screen cleaning
- Igniters, flame rods, and sensors
- Flow sensors and thermistors
- Temperature & pressure relief valves
- Gas connectors and full port gas valves
- Service (isolation) valves so it can be flushed
- Condensate lines and neutralizers
Relief valves, gas connectors, service valves, sensors, igniters, and flame rods.
Fan motors, control boards, and flow sensors.
The part alone runs close to $1,500. If it's under warranty, it's worth replacing. If it's not, that money is usually better put toward a new unit, and we'll tell you so.

Book a RepairYearly Tankless Flush & Descale
Salt Lake Valley water is hard. Scale builds up inside the heat exchanger, and that's what causes most tankless repairs.
A yearly flush keeps it heating right and is the cheapest way to make a tankless last. Damage from scale usually isn't covered by the manufacturer's warranty, so skipping it can get expensive.
- Descale the heat exchanger with a pump and cleaning solution
- Clean the inlet filter and screen
- Check the burner, igniter, and flame rod
- Check venting, gas connection, and condensate line
- Check error history and settings
- Test temperature and flow when we're done
If your unit doesn't have service valves, it can't be flushed properly. We'll quote adding them before we start.
Once a year in the valley. If it's been a few years, it may take a little longer to clean out.
Book a FlushRepair or Replace?
We'll give you both options when both make sense. Here's how we think about it.
Repair usually makes sense if
- The unit is still under warranty
- It's one part: a sensor, igniter, valve, or board
- A flush clears up the problem
- The heat exchanger isn't leaking
Replace usually makes sense if
- The heat exchanger is cracked or leaking and out of warranty
- It's 15+ years old and starting to break down
- Parts aren't available anymore for your model
- It's undersized and can't keep up with your house
Tankless Water Heater Installation
Whether you're swapping out an old tankless or going from a tank to tankless, we size it to your house and install it to Utah code.
We mostly install Navien, and we can get other major brands if you want something specific. A lot of cheaper bids skip the gas line and venting work. Ours include it:
- Sized for your house, fixtures, and incoming water temp
- Gas line checked and upsized if it can't carry the load
- New venting, run and sloped to the manufacturer's specs
- Condensate drain and neutralizer where needed
- Service valves on hot and cold so it can be flushed
- Gas shutoff, sediment trap, and new connectors
- Relief valve and discharge line to code
- Permit & inspection
- Haul away and disposal of your old water heater
- Fired, tested, set up, and warranty registered for you
Tankless Swap
Replacing an existing tankless with a new one. Gas, venting, and water are already there, so it's usually done in about half a day.
Tank to Tankless
Converting from a tank. Includes the new venting, condensate, service valves, and gas line work a conversion usually needs.
Built-In Recirculation
Upgrade to a unit with a recirc pump built in so hot water gets to the tap faster.
See recirculation pumps →Typical installed price ranges. Your price depends on the unit, your gas line, venting, and your existing setup. Either way, you get the exact price in writing before any work is done.
Certified Tankless Installer
We're certified installers for Navien, Rinnai, and Noritz, the three biggest tankless brands. Your unit gets installed to the manufacturer's specs and registered for warranty.
Recent Tankless Installs
Real jobs, not stock photos. On this South Jordan swap, the old tankless came out and a new Navien NPE-2 went in with a whole-house filter to keep sediment out of the heat exchanger.

How much does a tankless water heater cost in Sandy?
Swapping an old tankless for a new one usually runs $4,000 to $5,500 installed. Converting from a tank to tankless usually runs $6,500 to $8,500 because it needs new venting, a condensate drain, and often a bigger gas line. Built-in recirculation adds about $1,000 to $1,500. You get the exact price in writing before we start.
How long does a tankless water heater last in Utah?
One that gets flushed every year can last around 20 years. Skip the flushes and our hard water scales up the heat exchanger, which is the most common reason they fail early.
How often should I flush a tankless water heater?
Once a year in the Salt Lake Valley. Our water is hard, and scale builds up in the heat exchanger. A flush and descale runs $300 to $400 and is the cheapest way to avoid a big repair.
Can my gas line handle a tankless water heater?
Sometimes, but not always. A tankless burns a lot more gas while it's running than a tank does, so a lot of homes need the gas line upsized when they convert. We check it before we quote, and if it needs work, it's in the price.
Is it worth fixing a tankless heat exchanger?
If it's under warranty, yes. If it's not, the part alone runs close to $1,500 and the repair usually lands around $2,000 to $3,000. At that point a new unit with a fresh warranty is usually the better move, and we'll give you both numbers.
What brands do you install?
We mostly install Navien, and we can get other major brands like Noritz and Rinnai if you want something specific. We repair most major brands.
How long does a tankless install take?
A tankless to tankless swap is usually about half a day. A tank to tankless conversion usually takes a full day because of the venting, condensate, and gas line work.
