Signs a Pipe Is Frozen or Has Burst
Pipes freeze in the coldest spots first: garages, crawlspaces, exterior walls, and outside faucets. Catching it early is the difference between a thaw and a flood.
No water, or just a trickle
One faucet or one side of the house stops working on a cold morning. That's usually ice in the line.
Frost on an exposed pipe
Frost or a bulge on pipes in the garage, crawlspace, or under a sink on an outside wall.
Water where it shouldn't be
A wet ceiling, a damp wall, or water pooling by the foundation, often right after a thaw.
Sound of running water
You hear water running with every faucet off. Something is leaking somewhere.
Water bill jumps
A higher bill with no change in use usually means a hidden leak you can't see yet.
Outside faucet won't shut off
Water inside the wall or under the house when you use the hose. A split frost-free hose bib leaks inside, not outside.
Pipe Burst? Do This First
Every minute water runs, the damage gets bigger. Do these, then call us.
- Shut off the main water valve. It's almost always on the basement wall that faces the street, right where the water line comes in.
- If the leak is on the hot side, turn your water heater to vacation or pilot (gas) or shut off its breaker (electric).
- Open a faucet on the lowest floor to drain what's left in the lines.
- Move anything you care about out of the water, and get towels down.
- Thawing a pipe yourself? Use a hair dryer or space heater, keep the faucet open, and never use an open flame.
- Take photos for insurance before anything gets cleaned up.
That's our dispatch fee to come out and find the problem, Monday through Friday, 9am to 5pm. If you go ahead with the repair, the $39 goes toward it.
After 5pm, weekends, and holidays: $99 dispatch.

Why Fast Matters
Fixing the pipe is the cheap part. The water is what costs money.
What we've seen
Water damage repairs on homes we've worked on have run anywhere from about $900 to over $20,000, depending on how long the water ran and where it went.
The national picture
The average homeowners insurance claim for water damage and freezing is about $12,500, and those claims make up nearly 1 in 4 homeowner claims.
If water has already gotten into walls, floors, or a finished basement, we'll fix the pipe and connect you with a restoration company we trust to dry it out properly.
How to Keep Pipes From Freezing
Most freeze breaks can be prevented with a few minutes of prep before the first hard freeze.
- Disconnect garden hoses. A hose left on keeps a frost-free hose bib from draining, and it splits inside the wall.
- Have your sprinkler system blown out before the first freeze.
- Insulate pipes in the garage, crawlspace, and any unheated area.
- Open cabinet doors under sinks on outside walls on very cold nights.
- Let a faucet drip on single-digit nights, especially on outside walls.
- Keep the heat at 55 or higher, even when you're away. If your furnace quits on a cold night, call us for furnace repair before the pipes freeze.
- Know where your main water shut-off is before you need it. It's almost always on the basement wall that faces the street.
- Close the garage door. Many water lines and water heaters live out there.
- Book a plumbing tune-up before winter. We check your hose bibs and exposed lines.

Frozen & Burst Pipe FAQs
How do I know if a pipe is frozen?
If one faucet or one part of the house has no water or just a trickle on a cold morning, a pipe is probably frozen. Look for frost or a bulge on exposed pipes in the garage, crawlspace, or under sinks on outside walls.
What should I do if a pipe bursts?
Shut off your main water valve right away, then open a faucet on the lowest floor to drain the lines. If the leak is on the hot side, turn your water heater to vacation or pilot, or shut off its breaker. Move valuables out of the water, take photos for insurance, and call us.
Can I thaw a frozen pipe myself?
Sometimes. Open the faucet, then warm the pipe with a hair dryer or space heater, starting closest to the faucet. Never use an open flame. If you can't find the frozen spot, or it's inside a wall, call us so it doesn't split while it thaws.
How much does burst pipe repair cost?
On weekdays it's $39 for us to come out, and that goes toward the repair. After 5pm, weekends, and holidays, the dispatch fee is $99. Most burst pipe repairs run $200 to $400, and a frost-free hose bib replacement runs $200 to $500. You get the exact price in writing before any work starts.
Why did my frost-free hose bib burst?
Almost always because a hose was left connected. The hose holds water in the bib so it can't drain, the water freezes, and the pipe splits inside the wall. You often don't see it until the next time you turn the hose on.
Does homeowners insurance cover a burst pipe?
Many policies cover sudden water damage from a burst pipe, but not always the pipe repair itself, and not damage from a slow leak. Every policy is different, so check yours. Take photos before cleanup, and we'll give you a written invoice for the repair.
