Newer Furnaces, Smarter Problems

Most of South Jordan has gone up in the last 30 years. East of Bangerter, homes from the 80s and 90s are on their first or second furnace. Out west in Daybreak, the first homes are getting close to 20 years old.

That means a lot of high-efficiency furnaces. They're great on the gas bill, but they have more parts that can quit: condensate drains and pumps, variable speed blower motors, pressure switches, and control boards that talk to fancy thermostats.

South Jordan is just across I-15 from our shop in Sandy. We can often get there the same day.

What We Fix on South Jordan Furnaces

High-efficiency furnaces break in different ways than the old ones. These are the repairs we do most here.

Condensate pump quit

In finished basements, the furnace water often goes to a small pump. When the pump fails, water backs up and the furnace shuts off. Sometimes it floods the floor too.

Variable speed blower failing

Lots of newer furnaces have an ECM blower motor. When its control module goes, the blower won't run even though the furnace lights.

Pressure switch faults

A flashing code for the pressure switch can mean a blocked vent, a plugged drain, a cracked hose, or a bad switch. We test each one instead of guessing.

Smart thermostat mismatch

Two stage and variable speed furnaces need to be wired and set up right. A thermostat set up wrong can short cycle the furnace or leave it on low all day.

Thick media filters left too long

A lot of South Jordan homes have 4 or 5 inch filters. They last longer, but not forever. A plugged one chokes airflow and trips the high limit.

Original furnaces east of Bangerter

Older neighborhoods have 80% furnaces from the 80s and 90s. Those need a hard look at the heat exchanger and inducer.

Read the Code First

Most high-efficiency furnaces blink a code through a little window in the door. Snap a picture of it before you call, along with these checks.

  • Count the blinks on the board light, or take a short video of it
  • Thermostat is on Heat and asking for more than the room temperature
  • No water around the furnace or the condensate pump
  • The white PVC pipes outside aren't blocked by snow, leaves, or bushes
  • Thick media filter isn't gray and packed
  • Smell gas? Get everyone out first and call Enbridge Gas or 911 from outside

South Jordan Furnace Repair FAQs

What does furnace repair cost in South Jordan?

A weekday diagnostic is $39 and goes toward the repair. Small parts like a flame sensor or igniter run $105 to $450. Bigger parts like a blower motor or control board run $350 to $1,900, depending on the furnace. You see the price in writing before we start.

My furnace is blinking a code. What does it mean?

Each brand uses its own codes, usually listed on a sticker inside the door. A code tells us where to start looking, not always what's broken. Send us a picture when you book and we'll come ready.

Water is coming out of my furnace. Is that bad?

On a high-efficiency furnace it usually means the condensate drain, trap, or pump is plugged or failed. Turn the furnace off, wipe up the water, and give us a call before it reaches the control board.

Is my Daybreak furnace still under warranty?

If it was registered, many furnaces have a 10 year parts warranty. The first Daybreak homes are past that now, but newer ones may still be covered. We check the serial number before we quote.
