A Lot of Lehi Water Heaters Are Hitting 15 Years
Lehi grew from about 19,000 people in 2000 to over 75,000 by 2020, and the typical home here was built around 2007 to 2010. Most of those houses still have the water heater that came with them.
Tanks in this valley usually last 8 to 12 years, so a big share of Lehi is past that now. The usual story is a tank that's been fine for years, then starts popping, leaking at the base, or running out of hot water fast.
Lehi's drinking water comes from city wells and springs, plus water from the Central Utah Water Conservancy District. Groundwater carries minerals, and those minerals settle in the bottom of your tank as sediment.
We come down I-15 from our shop in Sandy, usually 20 to 25 minutes.
Common Lehi Water Heater Problems
Newer neighborhoods have their own pattern. Here's what we fix most.
Original builder tanks
Basic 40 or 50 gallon tanks put in when the house was built. A lot of them are 12 to 18 years old now.
Leaking at the base
Once the bottom of the tank rusts through, it's done. If it's a fitting or the relief valve, it's usually a quick fix.
Running out of hot water
Families grow and soaking tubs get added, and a 40 gallon tank can't keep up. A bigger tank or tankless fixes that.
Sediment and popping
Minerals settle in the tank and the burner has to heat through them. That's the popping and rumbling you hear.
Missing or dead expansion tank
If your home has a pressure regulator, code calls for an expansion tank. Some original installs never got one, and others are waterlogged now.
Power vent problems
If your water heater has a fan on top, a bad fan motor or pressure switch means no hot water. We repair and replace power vent units too.
Quick Checks Before You Call
Try these first. They fix more no hot water calls than you'd guess.
- Is the pilot lit? Look through the little window at the bottom of a gas tank.
- Power vent unit: make sure it's plugged in and the outlet works
- Electric tank: check the breaker in the panel
- Leaking? Turn off the cold water valve above the tank and turn the gas knob to off.
- Gas smell? Leave the house first, then call Enbridge Gas or 911 from outside.
Our weekday charge to come out and figure out what's wrong, Monday through Friday, 9am to 5pm. Go ahead with the repair and the $39 goes toward it.
Nights, weekends, and holidays: $99.

Lehi Has Its Own Power Company
Lehi City Power runs the electric here, not Rocky Mountain Power, so the Rocky Mountain Power heat pump water heater rebate you see advertised doesn't apply in Lehi. The city points customers to UAMPS for electric rebates.
Gas rebates still work here. Enbridge ThermWise pays $300 on a qualifying gas tankless and $100 on an ENERGY STAR gas tank. We'll tell you which ones your new unit qualifies for.

Lehi Water Heater FAQs
My house was built in 2008. Should I replace the water heater now?
If it's still the original tank, it's past the typical 8 to 12 years. That doesn't mean it fails tomorrow, but replacing it on your schedule beats water all over the basement or garage. We'll look at it and tell you honestly.
Do Rocky Mountain Power rebates work in Lehi?
Not if you're on Lehi City Power. Lehi runs its own electric utility and points customers to UAMPS for rebates. Enbridge gas rebates still apply.
How much does a new water heater cost in Lehi?
Most 40 or 50 gallon gas tanks run $1,900 to $3,650 installed, with the permit and code items included. Tankless runs $4,000 to $8,500. You get the exact price in writing first.
Should I switch to tankless?
If you keep running out of hot water or want the space back, tankless is worth a look. It costs more up front but lasts longer. If your old tank was always enough, a new tank is the cheaper way to go.
