Draper Homes Use a Lot of Hot Water

Draper was a farm town called South Willow Creek when it was settled in 1849, and it didn't become a city until 1978. Then it took off. About 5,500 people lived here in 1980. By 2020 it was over 51,000.

That means most Draper homes are newer, with the typical house built around 2002, and they're big. Plenty of them have two water heaters, a 75 gallon tank, a tankless unit, or a recirculation line so the far bathroom gets hot water fast. More equipment means more that can go wrong, and more ways to get it wrong at install.

Draper City Water buys its water from Jordan Valley Water. We've seen water up to 28 grains of hardness here, and that scale is hard on tanks, tankless heat exchangers, and recirc pumps alike.

The Water Heater Calls We Get in Draper

Newer homes don't mean fewer problems. These come up the most.

Running out of hot water

A big tub, a few showers, and a single 50 gallon tank don't mix. Sometimes it's a failing part, sometimes the tank was undersized from day one.

Venting done wrong

We've rerouted more than one flue in Draper that was installed with bad slope or too many bends. A poor draft can spill exhaust back into the house.

Tankless error codes

Scale in the heat exchanger, a dirty inlet filter, or a venting issue. Most tankless units need a descale every year with water this hard.

Recirc line problems

Hot water takes forever, or the pump runs all day. A bad check valve or a pump on its way out is usually the cause.

Pilot or burner trouble

A weak thermopile or thermocouple will shut the burner down. We test it with a meter instead of guessing.

Builder grade tank at 15+ years

A lot of Draper homes are still on the original builder tank. If it's that old and needs a big part, we'll talk straight about replacing it.

Before You Book, Check These

A couple of minutes here can save you a visit.

  • Two water heaters? Check which one is the problem, they often feed different parts of the house
  • Look through the window at the bottom of the tank for a pilot flame
  • Tankless: write down any error code on the display
  • Water on the floor? Shut the cold supply on top and grab some towels
  • If you smell gas, leave the house first, then call Enbridge Gas or 911

Venting Matters More Than People Think

The photo at the top of this page is a flue we rerouted on a Draper water heater. A gas water heater has to vent its exhaust up and out, and that only works when the pipe has the right slope, the right size, and not too many turns. When it's wrong, the exhaust can spill back into the room, and that exhaust carries carbon monoxide.

If we see a vent problem on any visit, we'll show you. Rebates can help when it's time for a new unit too. Enbridge ThermWise pays $300 on a qualifying gas tankless and $100 on an ENERGY STAR gas tank.

Draper Water Heater FAQs

How much is water heater repair in Draper?

A weekday diagnostic is $39, and it goes toward the repair. Most repairs run $87 to $450, and a gas valve or burner assembly runs $650 to $1,500. You'll see the price in writing first.

My house has two water heaters. Do I replace both?

Not always. If one fails and the other is newer and healthy, we can just do the one. If they're the same age, it's often smart to plan the second one soon.

Is tankless worth it in Draper?

For big homes with lots of showers and a big tub, it often is. Just plan on a yearly descale, because hard water builds scale in the heat exchanger fast.

Do you fix recirculation pumps?

Yes. We replace pumps, check valves, and timers, and we can add a recirc system to a home that doesn't have one.

How fast can you get to Draper?

Draper is right next door to our shop in Sandy, so usually same day or next day. Weekdays 9 to 5 it's $39. Nights and weekends are $99.
