Replacing Furnaces in Older Salt Lake Homes
A lot of Salt Lake City furnaces sit in bungalows, brick ranches, and 1950s and 60s basements in places like Sugar House, Rose Park, and the Avenues. Many of them are 80% units vented up an old masonry chimney, often sharing that chimney with the water heater.
That matters when you go to a 96% furnace. The new one vents out the side of the house in PVC, which can leave the water heater alone in a big, cold chimney that no longer drafts right. We check for that on the estimate and include a liner or other fix in the price if your house needs one, so it doesn't turn into a surprise on install day.
Tight basement stairs, low ceilings, and old ductwork that was sized for a coal or gravity furnace are normal here. We measure all of it before we quote.
When an Old Salt Lake Furnace Is Done
Some of these mean it's time to start shopping. A cracked heat exchanger means it's time now.
It's 18 to 25 years old
Plenty of Salt Lake furnaces are on their second or third decade. Parts get hard to find and repairs stop making sense.
Cracked heat exchanger
A crack can let carbon monoxide into the house. We show you camera footage so you can see it yourself.
Rust or water in the cabinet
Usually from the chimney, a leaking humidifier, or condensate. Rust eats burners and heat exchangers.
Rooms upstairs never warm up
Common in older homes with undersized returns. Sometimes the fix is ductwork, not just a bigger furnace.
Yellow, lazy flame or soot
Dirty or failing burners, or poor draft up the chimney. Both are worth a look right away.
A big part failed
Inducer, gas valve, or control board on a furnace past 15 years is usually better spent on a new one.

Check FinancingShould You Fix It Instead?
We'd rather fix a good furnace than sell you one you don't need. Here's how we look at it.
Fixing it is usually the move when
- It's 10 years old or newer and still under its parts warranty
- It's one small part: igniter, flame sensor, capacitor
- The heat exchanger checks out
Replacing it makes more sense when
- It's past 15 years and needs a major part
- The heat exchanger is cracked
- You've paid for repairs two winters in a row
Not sure? We'll price it both ways on the same visit. See furnace repair in Salt Lake City if you just need it running again.

Salt Lake City Furnace Replacement Questions
How much is a new furnace in Salt Lake City?
Most installs run $4,000 to $6,500 for an 80% furnace and $6,500 to $10,500 for a 96%. A 97% modulating furnace runs $8,500 to $12,500. Older homes that need a chimney liner or duct changes can cost more. The estimate is free and the price is in writing.
Can I put a high-efficiency furnace in an older house?
Usually, yes. We need a path to run PVC venting out a side wall and a spot to drain condensate. In a basement that's almost always doable. If your water heater shares the chimney, we plan for that too.
What is an orphaned water heater?
When the furnace stops using the chimney, the water heater is left venting alone up a flue that's now too big and too cold. It can draft poorly. A liner sized for the water heater fixes it.
Do I need a permit in Salt Lake City?
Yes. We pull it and schedule the inspection. It's in the price.
Should I look at a heat pump instead?
It's worth a look, especially if your AC is old too. Rocky Mountain Power and Enbridge rebates can add up to $2,650. See heat pumps.
How long does the install take?
Most furnace swaps are one day. Add a day if we're replacing the AC or doing a chimney liner at the same time.
